Why should I live at Orchard Cove Apartments?

​At Orchard Cove Apartments, we have a very fun and lively community! We have many different amenities to enjoy, people to meet, activities to take part in, and very large apartments to be made into your new home.   

I see you have pickleball courts, what is pickleball?

Pickleball is a mixture of badminton, table tennis, and tennis. You play with a large paddle and a whiffle ball. It is perfect for a slow or fast-paced game. You do not have to be an all-star athlete to play! We have two full-sized courts ready for all ages.

What makes your location so great?

Orchard Cove is located right in the middle of a lively town with plenty of shopping, food, and activities just five minutes from us. We are also just a two-minute drive from our major freeway.  Best of all, for the days you want some peace and quiet, our community is tucked away and surrounded by trees to escape the city life.

What other fees are required along with rent?

​No hidden fees here! We only charge a water, sewer and trash fee on top of your rent amount. No expensive media packages or other “surprises” here.

Are we able to schedule a tour?

Absolutely! We love meeting each potential resident for our fun community. We offer in-person tours of the apartments available, and also have a beautifully furnished model apartment. We have recorded videos of each style of apartment home we offer and can send them over to you with two clicks of a button, or check out our YouTube channel for access to these videos.  

Can I bring my dog with me?

Orchard Cove is officially a dog-friendly property! We have a large open courtyard, and tons of dog stations for you and your furry friend to enjoy. Each dog does require a deposit and monthly payment, with a weight limit of 65 pounds. Make sure to contact us before bringing your dog, so we can make sure the breed is allowed in our community.

Is a 12-month lease required?

We realize each of our residents has different needs for a lease length, so we offer a flexible range of 3-14-month leases. Keep in mind that each lease length comes with a different rent amount.

Will I struggle to find parking?

​Once you are an official member of our community, you will receive one assigned covered parking stall free of charge. We have plenty of uncovered parking available for other members of your home, or visitors.

What other amenities do you have?

Ready for this? We have a large pool, wading pool, oversized hot tub, three different parks, a barbeque pavilion, big open courtyard, two pickleball courts, a basketball court, and a car care station where you can fill your tires and vacuum all for free. We promise you will always have something fun to do here at Orchard Cove Apartments!

Can I apply online? Is it easy to do?

The easiest! You simply click the Apply tab on our website’s homepage, and it will guide you straight through.  No need to come in to pick up an application, everything is done online quickly and smoothly.

Is there an application fee?

The application fee is $35 per person. Anyone age18 and over must apply. 

What are your application requirements? Do you allow felons?

​Typically we require a household income of 3x the market rent and a full criminal and credit screening, along with verification of past rental history. We approve or deny applications as a whole, the screening criteria applies to all applicants. 

When is rent due and how do I pay? Is there a late fee for overdue payments, or a grace period?

Rent is due on the first day of each month. We accept checks, money orders, cashiers check, debit in the office, or online with an e-check or credit card. We offer a grace period of three days. The late fee is 10% of your market rent. 

Is renter's insurance required?

​Yes, we require renter's insurance with $100,000 of liability coverage. Personal content coverage is highly recommended.

What happens if I need to move out before my lease expires?

​There is a lease settlement agreement that requires a 30-day notice and an additional lease settlement fee of 2x the market rent. 

Can I sublet my apartment or list it on Airbnb or VRBO?

The lease agreement does not allow for subletting or listing on a short-term rental platforms like Airbnb or VRBO.

Can I request a specific apartment? And how long can an apartment be held?

Yes, depending on our availability. ​We hold apartments for two weeks maximum with the deposit ($400 - $650 OAC). 

Do you accept Section 8 vouchers?

Yes, we do. Please contact the leasing office for additional information.

Do you have ADA compliant apartments?

​Yes, we offer ADA apartments dependent on availability. 

Can guests use the amenities?

Guests are welcome to use amenities as long as they are accompanied by the resident.

What are the hours for the fitness center and the pool?

For your convenience, the fitness center is open 24/7 all week. 
​The pool is open daily from 10 AM - 10 PM during the summer months — head on over for a swim.

Do you have cable and internet?

We offer cable service through Xfinity and free internet service through Mereo. Also, residents can upgrade their internet packages to faster speeds, contact management for more info. 

Do you have package lockers/how do I get my packages?

​Yes, we have an Amazon Hub Package Locker that is accessible 24/7. 

Is there extra storage?

Yes, we do have extra storage off the patio /balcony of the apartments. 

Do you have grills?

​There are charcoal grills are located in the courtyard for our residents to enjoy. 

Is there a laundry on-site?

​Yes, we have a 24/7 accessible laundry facility onsite, as well as washer/dryer connections in the apartments. 

What is the smoking policy?

​We are pleased to be smoke-free in apartments and buildings. Smoking must be 25 feet away from any building and not in the pool area.

I have an emergency maintenance request. Who do I call?

​Call the office number, after hours it will be forwarded to our on-call service. 

Are there building quiet hours?

Yes. Quiet hours are from 10 PM to 8 AM. Please be considerate of your neighbors. 

Is there public transportation nearby?

​Orchard Cove is just five minutes away from the Frontrunner station (commuter train) with service north to Ogden and South to Salt Lake and on to Provo.

Is there shopping close by?

​Orchard Cove is located near plenty of shopping options as well as places to eat and leisure time activities.

What appliances are in the kitchen?

​Apartment appliances include a refrigerator, electric stove, dishwasher, microwave, and garbage disposal. 

Do the apartments have tubs or showers?

All apartments come standard with a shower/bathtub combo. 

Do you have furnished apartments available?

​Please contact the leasing office for furnished rentals. 

What size apartments do you have?

​We have a variety of one-, two- and three-bedroom floor plans ranging from 800 to 1,350 square feet to meet your needs. Residents love our spacious bedrooms. 

What type/s of flooring do the apartments have?

Our apartment homes have plank,  carpet, and vinyl. style flooring. 

Do apartments have balconies or patios?

Yes, we have apartments with patios and balconies — with access to extra storage space.

Do the apartments have AC?

​Yes, apartments have central air conditioning and gas heat, to keep you cool or warm, depending on the weather! 

Can I have a recreational vehicle parked on the property?

​No, we do not allow recreational vehicles to be parked on the property. 

Do you offer any discounts?

​We offer discounts to students, teachers, military personnel, preferred employers, and police.
