|Recommended: YesGreat Property, Especially For Young Kids — I love having several playgrounds for my kids to play at, there's always an area available for her to play. Maintenance is great at responding and repairing anything quickly.
|Recommended: YesOrchard Cove Is A Good Community. — I like how I am closer to more things at Orchard Cove than I was in Layton. The office staff and Maintenance crew are helpful and very timely. I feel that there could be more group activities or events held by the community.
|Recommended: YesAmazing, Safe Place To Live — We have lived here for three years now. We have two kids under the age of three and this has been our home and it feels like home. Whenever we have an issue with anything in our apartment they have never been more than a few hours on major things and then no more than a day on anything cosmetic or small to fix. Its close to all the necessary places you need to go and the crime rate around our apartment is good its not an apartment you see cops at every few days for fighting, noise,etc. thank goodness We aren't in a situation to buy a house and for the square footage of the apartments and the price it is a really good deal for a family especially compared to all the other apartment nearby. The only downfall is not pets are allowed. So if your looking at a place to call a home and be safe for you and your family orchard cove is it.
|Recommended: YesGood Size, Maintenance Team Is Fast, — When we first moved in we had a ton of noisy neighbors blasting music and shaking our walls for the first couple months. After multiple complaints to the office staff, it was finally taken care of and they quieted down. We have had new neighbors move in and they have been fantastic and quiet. Huge apartments. Cute playground for kids. Good swimming pool for Summer. There is always parking available for us and guests. Rent prices are way cheaper than surrounding complexes. Maintenance team is usually in to fix request within 24 hours unless it is the weekend. But if there is an emergency request, they get there within a few hours. Staff is usually friendly. The worst part is the carrying noise from other apartments. It seems worse than other complexes. But other than that, I can't complain. We are signing another year lease here. They only raised rent 30, other places I have stayed have tried to raise it way more.

|Recommended: YesI Love It Here — I very highly recommend living at Orchard Cove, primarily if you have children. This is a very family friendly Establishment. There are so many children outside for mine to play with. Any issues that I have had is quickly taken care of by management. Heidi is really awesome, and when I have needed to discuss anything she is willing to listen and help where she can. It is a great place to live.

|Recommended: YesOverall Happy With Our Experience Here. — It's a good place to live. The apartments are nice. The grounds are well kept. The staff members are friendly helpful. They fix things usually within a day. They tell us they have 48 hours to respond to a maintenance concern and they have always done that, with the majority of the time taking care of it that same day.
Overall, we are happy with our experience here. No place is perfect, but this place does a really good job
|Recommended: YesBest Experience Ever — I would tell them, you will not regret your decision I seriously am loving living at Orchard Cove, the management is so on top of things, very friendly, the whole atmosphere of the complex is fantastic. I honestly don't consider my apartment just an apartment, but my home. It is has been such a fantastic experience, I have been extremely impressed.

|Recommended: YesGreat Complex Just A Few Issues — I love living here for the most part. My water heater stopped working because the pilot light went out but the maintenance guy came and fixed it pretty quickly. Every once in a while we were having issues with our furnace not working but would start working a few hours later. The middle floor kind of sucks, the people above us are usually pretty quiet and we do not have a problem with them. The guy that lives below us is kind of a jerk. We were playing rockband one night with the TV not very loud and I guess he could probably here the bass petal hitting the floor which is not very loud at all and it was like 7 at night. He started pounding on his ceiling. My sleeping daughter was in the next room and it shook the entire backside of the apartment because of how hard he was banging. If he would have woke her up I would have been very upset. He also has a pitbull living there that barks A LOT and came running out the door after my boyfriend one night. I do not think she would have harmed him but she came flying out barking and teeth showing. One morning I woke up at 5am to people screaming outside the apartment. I'm guessing a young teenager was getting kicked out of his parents apartment but it was very loud and a lot of foul language going on. I was worried for the kids safety cuz I could tell the older guy who I assume was his dad was following him just screaming at him. Other than that we really have not had any problems and I love living here.
